One Station Square in Cambridge Gets the Green Light

Brookgate has been granted planning consent for its £5.4 million One Station Square development in Cambridge. The Pringle Brandon Perkins+Will scheme will deliver the largest Grade A office space in the City Centre.

Part of CB1, the new city quarter in Cambridge, and directly opposite Cambridge Station, One Station Square is a six-storey building providing 129,000 net sq ft of Grade A office accommodation in large, open floorplates, with generous reception zones and top floor terraces. The entire breadth of the ground floor facing the square is retail space, with 12,000 sq ft of food, beverage and convenience shopping. The basement houses 92 car parking spaces, five of which are disabled, plus 558 basement cycle parking, showers, toilets and changing facilities.

The scheme is in a prominent position, located in the Cambridge Central Conservation Area and is the first building seen by visitors emerging from the station. The architecture therefore responds to the historic context of Station Square and the broader architectural influences of Cambridge’s built environment, giving a modern interpretation of the classic tripartite arrangement to create a high quality contemporary building that frames the western edge of Station Square.

A significant budget of £354,000 has been allocated to permanent and temporary public art to help establish the building within its setting in the square and positively contribute to the public realm.

Energy efficiency has been a key driver for the project, which is expected to achieve BREEAM Excellent. The energy strategy developed by Hilson Moran is based on passive design measures – including high performance facades, maximising natural daylight and low energy lighting which all contribute towards an exemplary low energy building. Recycled materials are to be used wherever possible or materials have been selected for low maintenance and a long life span.
