Perkins+Will was first appointed at Exchange Tower to provide Cat A refurbishment to 30,000ft2 of interior office space including lift lobbies and toilets together with refurbishment to the ground floor entrance lobby hall and substantial refurbishment / alteration to the external landscaping. This included limited modifications to the existing structure to create a fresher and more modern feel reception hall. We were asked to investigate and assist in the implementation of design solutions to potential retail space and to provide additional future usable spaces.

Following these successful ongoing phases, we have been working closely with BlackRock to complete further Cat A and B works for various incoming tenants, with over 100,000 square feet of landlord Cat A, Tenant Cat B fit out and common part refurbishments to both buildings 1 and 2. These works have extended to the broader external landscaping works including building and campus signage.

We are leading the coordinated design solution with a site based team, including BlackRock representatives, to provide a comprehensive building wide refurbishment. Including strategic advice on securing incoming tenants these works cover the main building reception, lift lobbies and toilets, building management suite, serviced office and meeting facility, staff bicycle and shower facilities, building cafe, external facade works, internal structural modifications, coordinated lift refurbishment, external landscaping including relocated substation and fully DDA compliance to all areas. We are responsible for managing the design, technical and coordination in the occupied fully running building with tenant and landlord teams from stage C to completion. We have also helped BlackRock secure a major new tenant Cat A/B project which was completed in February 2014.
